What Fergus is really like.
Fergus sits on the Grand River about 18 km north of Guelph. With about 23,000 people at the 2021 census, it is the larger of Centre Wellington’s two main towns, and home to much of the area’s everyday shopping and services.
A stone downtown on the river. Founded in 1833 by Scottish settlers, Fergus kept its limestone main streets. Downtown has the Fergus Grand Theatre, local shops and restaurants, and Templin Gardens stepping down to the Grand River.
Highland Games every August. The Fergus Scottish Festival and Highland Games is one of the largest gatherings of clans outside Scotland, and the weekend the whole town plans around.
Schools close to home. Public schools include Grand River Public School, J.D. Hogarth Public School, James McQueen Public School, John Black Public School and Victoria Terrace Public School, plus St. Joseph Catholic School. Centre Wellington District High School, the area’s public high school, is in Fergus too.
Hospital, rinks and pools. Groves Memorial Community Hospital and the Centre Wellington Community Sportsplex are here, and the Wellington County Museum and Archives, a National Historic Site, is just outside town toward Elora.
Trails and green space. More than 30 parks across town, the Grand River Arboretum, and the Pierpoint Fly Fishing Nature Reserve along the river in the north end.
An easy drive to work. Highway 6 runs straight south to Guelph, about 18 km away, which also puts Kitchener-Waterloo, the 401 and the GTA within commuting reach.
19 neighbourhoods, each a little different.
From the century homes downtown to Storybrook, Strathlea and the newer north end, every pocket has its own housing, streets and buyers. Open any one on the local map for its boundaries, parks and nearby schools.
How Fergus homes compare.
The best comparable is not simply the closest sale. It is the home a buyer would genuinely consider instead of yours.
Stone, brick and older homes
Downtown and nearby streets offer architecture and walkability that newer homes cannot copy. Buyers value the character, but they also compare masonry, moisture control, parking, updates and verified heritage status.
Bungalows, side-splits and detached homes
In established areas, layout, lot, garage, basement condition and renovation quality usually matter more than decorative trends.
Detached homes, semis and townhomes
Newer resales may compete with builder inventory. Finished upgrades, landscaping, basement work and closing flexibility help buyers see the value of a completed home.
Different ownership, different questions
Condo and parcel of tied land (POTL) buyers compare fees, rules and total monthly cost. Rural-edge buyers need clear well, septic, zoning, drainage and outbuilding information.

What to check first.
Clear answers reduce buyer uncertainty and make your price easier to defend. These come up again and again with Fergus homes.
Termite history. Centre Wellington maps known Termite Management Areas in Fergus. A mapped address does not prove current activity. Gather any inspection, treatment or monitoring records, and have warning signs assessed by a licensed specialist.
Masonry and moisture. Older stone and brick homes need the source of any water found and fixed, not covered up. Check roof leaks, eavestroughs, grading, damp basements and foundation cracks, and keep the invoices.
Heritage status. Some downtown properties are listed or designated on the municipal heritage register. Confirm the status for your address before advertising it either way.
Permits and approved use. Collect permits and final approvals for additions, finished basements, accessory units and decks. Finished space is not always approved living space.
Major systems. Record the age and service history of the roof, furnace and air conditioning, electrical, plumbing and windows. Buyers use them to judge upcoming costs.
Condo and POTL documents. If your home has a condo corporation or common elements, order the status certificate early and have fees and rules ready.
Public maps are a useful starting point. Requirements and property conditions must be confirmed for the individual address.
Buying a home in Fergus.
Kris helps buyers compare the right neighbourhoods, ask the right questions about older homes and write offers that hold up.
Pick the pocket first. A downtown century home, a Storybrook family home and a north-end townhouse are different purchases. Kris will tell you honestly which fits how you live.
Know the old-home basics. For older Fergus homes, look closely at masonry, wiring, insulation, drainage and termite records before you firm up.
New build or resale. Kris can compare a builder’s price against finished resales nearby, including what the new home will cost to complete.
Moving from Guelph, KW or the GTA? Kris will walk you through commutes, schools and which streets match your budget before you spend a weekend driving around.
