Kris Butler, Realtor is committed to protecting your privacy. This Privacy Policy explains how we collect, use and protect your personal information when you visit our website, butlerrealestate.ca, and interact with our services.

1. Information we collect

We may collect the following personal information:

Contact information: name, email address, phone number and mailing address.
Property preferences: home buying or selling interests, budget and location preferences.
Browsing data: IP address, browser type and website activity (via cookies and analytics).
Communications: messages, inquiries and responses via our contact forms or email.
Neighbourhood name ideas: what you send from the box on the neighbourhood map, and, only if you add them, your first name and email address, which we use only to reply about your idea. To stop repeat sending we keep a scrambled form of your IP address with it, which can’t be turned back into the address.

2. How we use your information

We use your information to:

Provide real estate services, including listing alerts and market updates.
Respond to inquiries and schedule consultations.
Send relevant home listings and valuation reports (if requested).
Improve website performance using analytics.
Comply with legal and regulatory requirements.

3. How we share your information

We do not sell or rent your personal information. However, we may share it with:

Trusted service providers (for example, mortgage brokers or home inspectors) if you request their services.
Legal authorities if required by law or to protect our business and clients.

4. Your choices and rights

Opt out of emails: you can unsubscribe from marketing emails at any time.
Access and correction: request access to or correction of your personal data.
Cookie management: control tracking preferences through your browser settings.

5. Security of your information

We implement security measures to protect your personal information, but please note that no online transmission is 100% secure. Messages you send through the forms on this website are emailed to Kris through Resend and kept with our hosting provider, Cloudflare, so none are lost; both may store data outside Canada.

6. Sold Nearby accounts and sold prices

When you create a free Sold Nearby account at butlerrealestate.ca/soldnearby to see sold prices and estimates, we collect:

Your details: first name, email address and, if you choose to give it, your street.
Your sign-in: your password, stored only in a scrambled form that can’t be turned back into the password, and when you set or last confirmed it. If you sign in with Google, Google gives us your name, email address and an account number; we never see your Google password.
Your agreements: when you accepted the terms of use, and, only if you ticked the box, when you agreed to alert emails and the exact wording you agreed to.
A record of sold information viewed: the listings and searches you view while signed in, with the time and IP address. Ontario’s MLS® System rules (PropTx) require this record, and it helps us stop scraping.
What you type in the “Describe the home you want” box: it’s sent to Anthropic, the company that makes the Claude AI, which turns it into search filters. Only your words go, nothing else about you, and we don’t keep them. We count how many times a day the box is used from your connection, to set a fair daily limit.
Your saved searches and saved homes: the searches you save (or Kris sets up for you), the homes you save with the heart, and which homes we’ve already emailed you about, so nothing repeats. Kris can see your saved searches and saved homes so he can help you.

If Kris sets up an account for you, he enters your first name, email address and a search, and we email you a link to finish it. Nothing more is sent until you finish the account and choose to get the morning email; if you don’t, the unfinished account can be removed on request.

We use these to confirm your email address, give you access, send only the emails you asked for, and reply if you contact Kris. Account details are stored with our hosting provider, Cloudflare, and sign-in emails are sent through Resend; both may store information outside Canada. We may share the access record with PropTx if it investigates a security problem or a breach of MLS® System rules. We never sell your details or pass them to other agents or brokerages.

You can delete your account at any time from your account page. That closes the account and removes your street, and the access record then keeps only an anonymous account number. Ontario’s MLS® System rules ask us to keep your name, email address and the scrambled password record for 180 days after your password expires, so those are kept apart for that time and then erased. Every alert email has an unsubscribe link that works right away. Creating an account doesn’t sign you up to work with Kris.

8. Updates to this policy

We may update this Privacy Policy periodically. Changes will be posted on this page with a revised effective date.
